| Class descriptions Contract of Sale (1 credit)
In this class we will go over a basic (blank) residential contract paragraph by paragraph. This will familiarize you with the things that may be addressed that affect your closing, and where to find it. Contract of Sale to HUD-1 (2 credits)
Here we will have a ratified contract to examine and we will note the various components (sales price, loan amount, split or not split transfer taxes, HOA fees, credits, etc). We will then compare this to the HUD-1 prepared for the transaction. Lender Instructions and Docs (1 credit)
During this class we will cover the importance of following the lender instructions as they are affected by the insured closing letter. We will also review the documents needed by the lender for the closing. Miscellaneous Title Things (1 credit)
This class gives an overview of the different types of ways to take title, judgments and how they affect title, ground rent, and the “quirky” requirements of some jurisdictions. Preparing the Intake Sheet (1 credit)
We will explain the purpose of the intake sheet, discuss requirements for preparation and how to claim an exemption, and look at the proper way to fill it out. Schedule B-1 Title Commitments and Final Policies (1 credit)
This covers how to take an abstract/title report and prepare a commitment, and what is covered on schedule A, B-1 and B-2, and how a final policy should read. The Closing Package (1 credit)
During this class we will go over the preparation and approval of the Settlement Sheet, all closing documents (HUD-1, Title Company affidavits, Deed, Truth in Lending, Escrow Analysis, IRS Documents, Power of Attorney, Deed of Trust, Termite, Patriot Act, and other miscellaneous documents), and Post Closing requirements. Title Insurance and Recordation, Too (3 credits)
This class includes calculating transfer taxes and recordation costs. Title insurance calculations and the pros and cons of enhanced owner’s title insurance for both principal residence and investment property purchases are also covered. Title Mish Mash (1 credit)
In this class we will cover, in depth, ground rent issues, specific jurisdictional requirements, and unusual tax and recording problems. Title Work - Now What Do I Do? (2 credits)
Here we will go over the title report. This class has information about grantor/grantee indexes, finding an state, looking up judgments, preparing Schedules A, B, C and Exhibits, and tax information. When the Lights Go Out (3 credits)
Have you ever worried about losing power just before a closing? Yikes, no computer! This class will prepare you for this nail biting possibility. You get to do a closing from contract to HUD by hand (and calculator and pencil). It is very satisfying to complete, and a lot of fun. When the Seller is Not an Individual (1 credit)
This class covers the documents, signatures, and proper notary acknowledgements needed from an Estate, Trust, Life Estate, Limited Liability Corporation, Corporation, General or Limited Partnership, or Church. Why Won't the Clerk Take It? (2 credits)
In this class we'll get an overview of the consistent recording requirements needed, and cover the jurisdictions with “their own rules.” It also covers a look at cross collateralization and the recording problems, a look at real life recordation problems and how to solve them, and an “oh no! we lost the original documents before recordation” overview for those panic moments.
